My lawn looks so good I almost feel embarrassed for my surrounding neighbors. The ultra religious guy across the street who thinks he has a green thumb, has a bunch of dead spots. I wonder what he would say if he knew the guy across the street with the perfect lawn was godless.

#8 I'm not married. I have already told my thoughts on that so not going to rehash completely. I never set out to avoid marriage, I just lucked out and avoided the trap. Because of that I have been able to do some pretty cool things and save money. I can now pursue whatever girls I want. If it progresses to a live in situation, if they piss me off I can just throw them out because I didnt sign a piece of paper.

And the man is now a zombie. Maybe stay together a few years more for the kids sake and the realization that they will be ruined financially. Then the next step is hating her so much its worth the hardship to get away from her.
Meanwhile I'll be right here, chasing hot young girls, kicking my feet up at the pool.

we need to start another "funniest poster on X4" contest. JAPF and Brak still are kings, but the stuff you post is true comedy. Ron White had a great idea of selling Florida to the Jews. They own most of it anyway, it solves the violence in the middle east, and immigration will be fixed since a lot less Cubans will be swimming over.

I've had rental properties here and the hassles I've had far outweigh the money I've made. You could actually get better value with some of the subdivisions farther out Potranco Road, with newer homes that would require less maintenance. The TimberRidge subdivision was built by Ray Ellison in the early 1980s and any house you'd buy here is going to require some significant maintenance before you've paid off the note.

Appreciate the investment advice, but from what I've read recently I understand that you bought a dog grooming franchise so I'm inclined to say no to that advice. Timberidge has a flip feel to it and I'd certainly get back more than I invested in a short time. I know some contractors in the SA area that do great work for a very reasonable price. I'm pretty happy with the decision to buy this dog grooming franchise. Nobody's really doing anything like this in San Antonio and there's a huge untapped market for it.
Groomers get 30% of the gross. Minus operating costs (van, insurance, gas, phone, credit card processing, royalties)of about $2500-$3000/month once I get past 120 customers/month I'm making better money than I ever made teaching at a fraction of the aggravation.
200 customers/month =15K monthly revenue, of which I should be able to pay my employees and cover all costs and still have about $6000/month for my trouble. That's a lot better return for my money than I'd have received from a bank or the stock market. I don't know how long it'll take me to get to that point but I'm thinking it'll be about a year.
