For all the $ we spend on research / analytics I could tell them for free that we've had 3 TEs that could run during AR's tenure ....Finley, Cook, and Tonyan (pre-injury) and that has been when our offense has looked the best.
Mayer is definitely the most "pro-ready" TE in the draft. I don't see him at a Kittle / Gronk level potential, probably closer to Mark Andrews, who was a Third round draft choice. Andrews production in retrospect would likely warrant a First Round selection. Hard to say if Packers would value the position enough.

Just go find a big athletic white guy who is too skinny to be a lineman.

Well Kittle was a 5th round pick, Kelcie third round, Waller 6th round.
The problem with Deguara being a third round pick was that in addition to most draft boards having him as a 5-6 round prospect, he's not that big for a TE and doesn't run that well. That wasn't the case with the three TEs above. I still think we missed the boat on not converting Lazard to a TE. He is listed as only 11 pounds lighter (but 3 inches taller) than Deguara. He is a slow WR, but would be a fast TE (4.55 forty).
Brock Bowers out of Napa CA is going to kill it in the NFL at TE. 4.4 40. 6’4”. 235lb. White freak of nature.

Yeah, except for Kittle at 6'4", the top TEs are all at least 6'5". Deguara is both short and not fast for the position.
The key to being an elite TE is that you have value as both being the equivalent of an extra OL in the running game and force the safeties and LBs to have to really commit to stopping you by shading more towards the middle of the field on passing plays. They aren't many of them, but it's not a coincidence that Kelce has played in 5 straight AFC title games, Kittle has elevated very average QBs, and that Brady's stats with and without Gronk the last decade are basically the difference between a HOF-level guy and just an average QB.
M. Lewis might be the best blocking TE in football. He might as well be an OT for as good as he is in the run game and how little he offers in the passing game.
Tonyan is an average TE when healthy. He was good enough to take advantage of how open the middle of the field was when D. Adams was occupying multiple defenders, but not much of a threat to be a guy that forces defenses to game plan to stop him.
DeGuara is like M. Lewis except smaller. I think they may have drafted him to be an H back, but they don't use him like that. He's undersized and slow. As you said, he should have been a guy you draft in the 6th-7th round and take a flier on, not a premium pick. Lazard is 3 inches taller and could easily bulk up a little to be bigger than DeGuara. It goes back to that whole 2020 draft not making much sense in retrospect. We can debate how good Love is when we finally see him play, but giving up a 1st and a 4th to draft a guy to sit for 3 years make zero sense. They could have extended Jamaal Williams for 1.5 million more than they are paying Dillon and used that second round pick on a positon of bigger need. DeGuara was a reach.
